The Kirkham Estate, one of the most desirable, private and traditional landed estates in North Yorkshire, has come to market for the first time in over 100 years, for offers over £25 million.

This exceptional residential and agricultural estate includes a farming enterprise of approximately 845 acres with a central steading, productive arable and grassland and over 215 acres of managed woodland.

During the Second World War, Kirkham Abbey was used by the military training for the D-Day landings. On 22nd March 1944 King George VI, Queen Elizabeth, Princess Elizabeth, on her first official engagement with her parents, visited the Kirkham Estate to inspect troops and watch military demonstrations. Nine days later, Prime Minister Winston Churchill also visited the estate and inspected troops, witnessing river crossings and the operation of waterproofed vehicles.
Kirkham Hall was designed and built by renowned architect J Harper on the hillside overlooking the River Derwent between 1838-1839. With its sunny, south westerly aspect, the house is set in an elevated position, looking down over meadows and fishponds to the river. The house contains much of its original interior decorative features, including an elegant staircase and galleried landing, ornate fireplaces, wide corridors and generous proportions throughout.
The property has a commanding approach through wrought iron gates, over a gravel drive lined with an avenue of impressive copper beech trees to a large sweep at the front door.
The entrance to the Hall is truly impressive, leading to a spectacular reception hall, galleried landing and hanging stone staircase. The reception rooms are beautifully proportioned and designed for entertaining.
There are four main bedrooms and four bathrooms positioned at each corner of the house and a former staff quarters and separate self-contained flat which could quite easily be incorporated back into the main accommodation. Formal landscaped gardens feature paths that link round the hall up to the magnificent walled garden and the old tennis court. The Kirkham Estate is situated approximately 14 miles north of the historic City of York and despite its peaceful rural setting, the estate is highly accessible. The market town of Malton, located just 6 miles away, offers a wide range of shops and services, along with excellent restaurants and artisan food outlets. Malton also provides a rail link to York, connecting to the national rail network, with London accessible in under two hours.
By road, the estate benefits from easy access to the A64, which links to the motorway network, including the A1(M). The nearest international airport, Leeds Bradford, is approximately an hour’s drive away.
