The process of letting can be a daunting prospect, that is why we are here to guide you through the process.  All prospective tenants are professionally vetted through an independent referencing agency, and we always aim to secure the most suitable tenant for your property.

We manage a substantial portfolio of varying properties across the North of England, all of which are occupied by a broad spectrum of tenants. We ensure that all matters relating to letting a property are professionally addressed, including: legal requirements, safety regulations and responsibilities, deposit protection, tenancy agreements and renewals, landlord and tenant matters, end of tenancy matters, property maintenance and repairs, rent reviews, buy to let advice and expected yields.

We are licenced and regulated members of ARLA (The Association of Residential Letting Agents) and governed by The Property Ombudsman, assuring that you will be provided with the highest level of expert advice and service. Tenant Placement Service

Finding the right tenant for your property

We understand the importance of mitigating void periods and securing the right tenant for your property.

Our service for finding the most suitable tenant for your property includes advising you on the market rent, the presentation of the property, and current legislation.   Once the property is ready to market, we promote it to our applicant database and advertise it on the main property portals, RightMove and OnTheMarket.

When a suitable tenant is found we will obtain an agency reference report, prepare the tenancy agreement, provide a tenant fee schedule and where instructed we will provide a photographic schedule of condition and register the deposit in an approved scheme.


Property Management

Taking care of your business, leaving time for you

With our Full Residential Management service, we take care of everything that needs doing when you let your property. In addition to all the services offered with the Tenant Placement Service above, our Property Management service includes the collection of rents, advising on the renewal or extension of the tenancy, visiting the property twice a year to check that it is being maintained to a satisfactory standard, undertaking rent reviews when appropriate, and carrying out tenancy check outs.

We also arrange for all legislative checks, servicing, repairs and maintenance work to be scheduled and undertaken, within the agreed scope of our instructions and where appropriate, obtain your approval of the planned expense.

We pride ourselves on keeping tenancy rental payments up to date, however if the worst were to happen, we can offer advice and if necessary, recommend a solicitor to begin legal proceedings, giving you peace of mind.
