Building Surveys

Covering every detail

We believe it is important for you to work with specialist Royal Institution of Chartered Surveyors (RICS) Building Surveyors, especially if you’re dealing with a large, older or run-down property, a building that is listed, unusual or altered, or if you’re planning major works. It may cost more than the other RICS reports but that is because it gives detailed information about the structure and fabric of the property including visible defects and advice for your legal advisors.

An RICS Building Survey does not include a valuation, but your Surveyor may be able to provide this as a separate extra service.

HomeBuyer Report

Providing you with peace of mind

An RICS Homebuyer Report provides extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.  It provides:

  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage, and outbuildings
  • A summary of the risks to the condition of the building and other matters including guarantees, planning and building control issues
  • The surveyor’s professional opinion on the ‘Market Value’ of the property
  • An insurance reinstatement figure for the property
  • Advice on repairs and ongoing maintenance issues that need to be investigated to prevent serious damage
  • Legal issues that need to be addressed before completing your purchase

Expert Witness Valuations Reports

Impartial advice

Expert Witnesses are often used to resolve disputes between parties on land and property related matters. Whether acting as a Single Joint Expert (SJE) for two parties or specifically as an Expert Witness for an individual, we have a wide range of experience.

An expert’s primary duty is to ensure that the evidence provided:

  • Is independent, unbiased and falls within the expert’s expertise, experience, and knowledge
  • States the main facts and assumptions it is based upon, and must not omit material facts that may be relevant to any conclusions drawn
  • Is impartial and uninfluenced by those instructing or paying the expert to give evidence

Our expert witnesses must comply with strict mandatory guidelines including guidance produced by the Royal Institution of Chartered Surveyors and the Civil Procedures Rules.

GSC Grays have a number of surveyors who are qualified to act as Expert Witnesses. We cover rural and general property concerns such as land and property values, partnership dissolutions and matrimonial disputes.

Often, drawings and plans from historic transactions are used in conveyances which, if incorrect, can lead to years of boundary disputes which can be very costly and stressful.

We offer to visit your site to check the facts and measurements, leaving you with an accurate updated drawing which should enable you to make clear development plans or sell your property with peace of mind.
