Estate Agency is changing and so are we!

Busy working lives and the use of technology have radically changed the way people buy and sell houses.  This is one of the key findings of an extensive market survey carried out by leading estate agent, GSC Grays.

The agency market, like many other industries, is going through significant change both in respect to the market conditions and buyers’ and sellers’ habits, due to busy working lives and the use of technology.  Having monitored this closely for some time, GSC Grays decided to undertake market research to establish exactly what it is their vendors and purchasers would like to see from their estate agent.

Much has been made in the industry and press about the rise of the online agent, however whilst technology and accessibility were of increasing importance to our audience, the results of the survey identified that both vendors’ and purchasers wanted all the benefits of a modern estate agency combined with good old-fashioned customer service.

Our audience clearly identified that they wanted a high-street presence with knowledgeable and friendly staff who were also contactable outside of normal office hours, to improve accessibility for those who were unable to access standard services during working hours.

They wanted to speak to their estate agent on a regular basis, with more detailed communication throughout the selling process.  They also wanted to know exactly what their fees were going to be at the start of the process so they could budget accordingly and there were no hidden fees or nasty surprises.

Communication and service were key!

Following this study and having listened to our customers, GSC Grays is launching an expanded agency service with effect from Tuesday 18th April.  The new service will include:

  • Extended Opening Hours – Normal office opening hours have been extended to include an out of hours service, which will ensure it will be possible to speak to a member of the GSC Grays estate agency team from 8am to 7pm during week days and from 9am to 5pm on a Saturday.
  • Transparent Fee Structure – We will be introducing a simple transparent fee structure so the fee agreed at the start of the process is the fee that will be paid once the property sale completes.  In addition, there will be a minimum service standard and four different marketing packages, or a bespoke package tailored to individual requirements.
  • Our already popular website has been refreshed and updated, so people can get in touch anytime night or day to request viewings on properties, book a free market appraisal on their own property or simply register with GSC Grays to find out more about not only properties, but also the other services we offer.
  • We have also introduced a dedicated sales progression team, who will be based in our Richmond Station office, but who will handle and process sales across all four of the GSC Grays estate agency offices.  Selling a property can be a stressful time and the sales progression team will be in contact with clients every step of the way once a sale has been agreed.  They will liaise with the buyers and sellers solicitors on a weekly basis, updating all parties on a regular basis.
