County Durham farm comes to market for the first time in over 175 years

A County Durham farm which has been in the same family for six generations and features a four-bedroom farmhouse, bungalow and development potential, has come to market with a guide price of £1,800,000.

Whiley Hill Farm, situated near the medieval village of Coatham Mundeville, is a compact and versatile mixed-use farm with a good range of modern and traditional farm buildings and productive arable and grassland extending to about 129.28 acres.

John Coleman, Head of Farm Agency, GSC Grays said “Whiley Hill Farm is brought to the market for the first time since 1850 and has served the family well over six generations. It’s a good all round mixed-use farm, well located and easily accessible, with two properties including a traditional farmhouse and a three-bedroom bungalow, which could lend itself to multi-generational family living. The property also offers exciting development potential, benefits from an identified solar site and will be offered for sale as a whole or in two lots.”

Whiley Hill Farm is just to the south of the new Forest Park Development, the expanding Heighington Industrial Estate and the Hitachi Rail plant, offering scope for a range of future development opportunities.

The farmhouse is attached to a former Mill and a range of courtyard buildings currently used for storage and offering potential to extend into subject to planning approval. The Oaks is a detached bungalow, subject to an agricultural occupancy restriction, set away from the farmyard within its own spacious garden plot and accessed off the main farm road.

The farm is accessed directly from Coatham Lane which is a no-through public road that crosses the original Stockton to Darlington branch line owned by Network Rail which divides the farm into two blocks. About 86.37 acres of the land is arable with about 40.47 in permanent grass and the farm is entered into a five year Mid-Tier Countryside Stewardship Scheme due to end on 31st December 2027.

The extensive range of modern farm buildings include four cattle courts, grain store, general purpose shed, two open fronted pole barns and feed silo.

Darlington has excellent transport links including the East Coast Mainline connecting Edinburgh and London and the farm is less than a mile from Junction 59 of the A1(M), 2 miles from Newton Aycliffe and 8 miles from Sedgefield.

Whiley Hill Farm is being offered for sale as a whole or in two lots with a guide price of £1,800,000 through GSC Grays Farm Agency. For further information, please contact 01748 829203.
