Rare starter farm opportunity in a stunning Yorkshire Dales location

A rare and exciting starter farm opportunity to rent and manage a traditional upland hill farm with a modernised three-bedroom farmhouse and a useful range of traditional farm buildings on the edge of the Yorkshire Dales National Park has been launched.

Whins Farm, Howgill, is being redeveloped by the Addington Fund, a well respected charity supporting UK farming families, as a flagship starter farm within the charity’s New Entrant Scheme. It is being offered to new entrants on a seven year fixed tenancy.

The Scheme recognises the challenges facing those wanting to launch their farming career and marks the charity’s continued commitment to the local community. The holding, extending to 61.85 acres, was recently part bequeathed by the late Mary Blades and part purchased by the Addington Fund and is available on a Farm Business Tenancy (FBT) commencing in September 2026.

A viewing day is being held on 27th May 2026 and applicants will be invited to submit an expression of interest form by the 3rd June 2026 for what is an exceptional opportunity for an ambitious new entrant to take their first step into farming in one of the country’s most picturesque landscapes.

Sean Penellum, Senior Surveyor, GSC Grays, said: “Whins Farm is an excellent starter farm for new entrants, providing a strong foundation for those looking to establish and grow their own agricultural enterprise. Opportunities like this are extremely rare and it offers a genuine opportunity to enter the industry and is likely to appeal to a broad range of applicants, not just those from traditional farming backgrounds.”

The farm has a useful range of traditional and modern buildings, ample yard space and accompanying fell grazing rights on Howgill Fell for 210 sheep.

The farmhouse is a traditional, stone built, detached, three-bedroom property which has been comprehensively renovated with all new internal structures and finishings. It includes internally insulated walls, new flooring throughout, a new roof which includes an array of solar voltaic panels and ground source under floor central heating. The farm is able to generate its own electricity, improving the property’s energy efficiency and self-sufficiency.

The farm buildings include a traditional stone barn together with a pebbledash concrete block rendered shippon and ample farmyard space, providing practical facilities for livestock and general agricultural use.

Whins Farm is located on the edge of the picturesque Yorkshire Dales National Park, set on predominantly south-westerly facing land at the foot of the Howgill Fells, just four miles south of Tebay and Junction 38 of the M6.

Viewings are strictly by appointment only, with a dedicated viewing day taking place on 27 May 2026 between 9am and 4pm. For further information or to arrange a viewing, please contact GSC Grays on 01524 880320.
