Outstanding Northumberland farm with four cottages comes to market

Branton East Side Farm, an outstanding arable and livestock farm over 565 acres with a five bedroom farm house and a terrace of cottages in the stunning Breamish valley, Northumberland has come to market for £6,750,000, as a whole or in three lots.

The farmhouse has separate one bedroom annex along with the terrace of two 2-bedroom and two 3-bedroom cottages. The farmhouse has two reception rooms, two bathrooms, utility and boot room and boasts superb south facing views of the Northumberland National Park and the Cheviot Hills in the distance.

The impressive modern farm buildings include housing for 500 head of cattle, two covered silage clamps holding 1800 tonnes, grain drying and on-floor storage facilities for up to 700 tonnes, lambing sheds for 1000 breeding ewes and an extensive range of machinery and general storage facilities.

John Coleman, head of farm sales at GSC Grays, said “This is an exceptional commercial farm in a most attractive location and is already attracting strong interest from buyers across the UK.”

In total the farm covers around 565.28 acres (228.76 ha) with 350 acres arable, 175 acres pasture and 33 acres of woodland and is currently entered into a Higher Level Countryside Stewardship Scheme due to run until 2028.

The farm, which also features two small turn out paddocks supporting stables with four large loose boxes and feed store, is being offered for sale due to retirement having been in the family for the last two generations.

Branton East Side farm is supplied with mains electricity (three-phase) and mains water (metered) with domestic drainage is to two separate septic tanks. Fibre optic broadband has recently been installed and the farmhouse has oil fired central heating.

A grant application has also been made to assist with covering the manure store and providing a concrete apron. There are several woodland plantations on the farm planted to provide shelter and cover for game.

Planning consent was recently granted to create a static caravan park and while the application was subsequently withdrawn due to a change in circumstances, it is thought to be considered favourably should consent be re-applied for.

The farm lies around 11 miles north-west of Alnwick and the A1 and  under a mile from the A697 at Powburn. Alnmouth train station is on the East Coast Main Line providing regular services to Edinburgh, Newcastle and London. The nearest airport is Newcastle International Airport with regular domestic and international flights.

Branton East Side Farm is currently on the market with GSC Grays Boroughbridge office with a guide price of £6,750,000.  Telephone 01423 590500.
