Substantial Cumbrian farm with solar expansion plans comes to market

Roanhead Farm, a substantial and productive South Cumbrian livestock farm with an existing solar park with an agreed option to extend the development, has come to market for £3,500,000.

Roanhead, a former dairy farm, enjoys a superb location in the picturesque southwest corner of Cumbria and features a spacious farmhouse and traditional courtyard and modern buildings offering a wide range of future uses, within about 268 acres (108.5 ha) of productive good quality, Grade 3 ring-fenced land.

The farmhouse currently has five bedrooms, three bathrooms and two reception rooms and is attached at the rear to useful outbuildings, offering scope to extend. It has recently benefited from a new oil central heating system alongside air source heat pumps.

The current solar farm is a 7.8MW scheme operated under a long-term 30-year lease and generates an annual index linked income of £64,400. An agreement to expand the solar development with an additional 10MW scheme has been made where the landowner has agreed Heads of Terms for an Option to Lease on approximately 44 acres located to the east of the current solar site.

It is understood that a grid connection has been secured to the nearby primary substation, with the connection offer accepted. Although the current connection date is scheduled for 2038, there is potential for this date to be brought forward.

While this proposed expansion represents a significant opportunity to increase renewable energy generation and further diversify income streams, the farm also offers continued agricultural use and development. The extensive and predominantly level grassland, around 218.63 acres, is ideal for livestock grazing, fodder production or potential diversification into mixed farming enterprises.

At present, the land is informally let to four different parties including the owner’s family via summer grazing arrangements. This flexible arrangement reflects the holding’s adaptability to different farming practices.

Roanhead Farm is situated southeast of the internationally renowned Duddon Estuary and the expansive Sandscale Haws National Nature Reserve and is around a mile from Askam-in-Furness with the port town Barrow-in-Furness only four miles away. The market town of Ulverston is seven miles from the farm.
