We are recruiting for a Sales Negotiator to join our thriving team at Barnard Castle.

In this pivotal role, you’ll manage a portfolio of stunning properties, build lasting relationships with clients, and play a key part in our continued success. If you thrive in a fast-paced, customer-focused environment and love all things property, we want to hear from you!

 

Key Responsibilities

  • Welcoming clients and visitors to the branch with warmth and professionalism
  • Registering applicants and maintaining accurate, up-to-date records
  • Arranging and conducting property viewings, gathering insightful feedback
  • Negotiating offers and progressing sales with confidence and care
  • Supporting market appraisals with local knowledge and research
  • Assisting with property launches and collaborating with our Marketing team
  • Working closely with our Sales Progression team to ensure smooth transactions

 

What We are Looking For

  • Proven experience as a Sales Negotiator in the property industry
  • NAEA Qualified or willing to work towards
  • Excellent communication skills and a friendly, professional manner
  • Strong written skills and keen attention to detail
  • Confident with IT systems and Microsoft Office
  • Highly organised with the ability to prioritise and meet deadlines
  • A proactive, problem-solving mindset and a team-first attitude
  • Full UK driving licence and access to a car
  • Passion for property and knowledge of the local area

Monday–Thursday: 9:00am–5:30pm, Friday: 9:00am–5:00pm,1 in 3 Saturdays: 9:00am–1:00pm (with time off in lieu)

Role Overview

Reporting to the Director of Estate Management and Associate of Professional Services, the Senior Surveyor will be responsible for the delivery of estate management and professional services to private clients. This includes managing a portfolio of clients, ensuring high-quality service delivery, and supporting the development of the team. The role offers a high level of autonomy, with a focus on delivering results and developing new business opportunities.

Key Responsibilities

  • Provide estate management services to private clients, including full management, consultancy, and advisory on rural property matters.
  • Offer professional advice on a wide range of topics, such as landlord and tenant relations, valuations, diversification and development projects, lettings, energy, utility/compensation work and other emerging areas.
  • Collaborate with colleagues across the business to enhance the value of the advice provided to clients.​
  • Support the enhancement of the company’s public profile by representing the business at relevant events and speaking engagements and contributing to the delivery of the Company’s ESG Strategy.​
  • Cultivate relationships with new and existing clients, contributing to the development of the business pipeline and growing the company’s client base.​
  • Maintain an active work pipeline, ensuring a continuous flow of business and identifying opportunities to expand service offerings.​
  • Take on additional duties as required to support the overall success of the team and business objectives.

What we’re looking for

  • RICS accredited with at least five years PQE.
  • Detailed knowledge and relevant experience in a similar role.
  • Excellent organisational and planning skills.
  • Excellent IT skills including Microsoft Word, Excel and Outlook.
  • Excellent interpersonal and communication skills, being capable of developing strong working relationships with clients and colleagues
  • Trustworthy and hardworking.
  • The ability to work independently and within a team.
  • Be flexible and proactive in managing multiple priorities.

Working closely with the Estate Director, you will help drive the estate’s evolution while benefiting from the professional strength and support of GSC Grays: a dynamic, progressive business committed to excellence and innovation.

Key Responsibilities

  • Lead the Estate Office and manage estate employees.
  • Maintain the Estate Terrier, including mapping, tenancy and property records, ensuring full legislative compliance.
  • Oversee the residential, agricultural, and commercial property portfolios, ensuring professional and effective management of all landlord and tenant matters.
  • Manage estate woodlands and the in‑hand farming operation.
  • Take responsibility for Health & Safety across the estate.
  • Identify and develop new business opportunities in collaboration with the Estate Director and Trustees.
  • Build strong relationships with tenants, contractors, and local stakeholders to support smooth estate operations.
  • Manage budgets, rent collection, and financial reporting alongside the estate accounts team.
  • Work with the Property Manager to coordinate estate maintenance.
  • Collaborate with the planning and development team on the delivery of a major housing development, including Section 106 obligations.

What we’re looking for

  • Proven experience in estate management.
  • RICS accredited with a minimum of two years’ PQE.
  • CAAV qualification desirable but not essential.
  • Experience working with developers beneficial but not required.
  • Strong financial acumen with experience in budgeting and reporting.
  • Excellent organisational, planning, and IT skills (Word, Excel, Outlook).
  • Strong interpersonal and communication skills, with the ability to build trusted relationships.
  • Reliable, hardworking, and able to work both independently and as part of a team.
  • Flexible, proactive, and capable of managing multiple priorities.
