Spring is already here in the property market. January is the new March according to the property trends of the past 10 years and at GSC Grays, we have been seeing requests for property details rise in January, year on year. Demand for properties in the winter months has grown for a number of reasons, but in particular, GSC Grays have seen a rise in internet property searches on our website www.gscgrays.co.uk over the Christmas period. During the holiday period, families can peruse particulars from the comfort and warmth of their home. As soon as the holiday break has come to an end, purchasers are keen to get out there to view the properties.
Historically, most sellers assume winter isn’t the best time of year to think about selling a property, preferring to will wait until the brighter months of the spring, which is, of course, a lovely time of year as the gardens are in bloom and properties are typically more photogenic. However, the housing market has shown a similar trend for the last several years; a trend characterised by strong sales in the final four months of each year, with this momentum carrying through into January. Rightmove has reported that more home hunters than ever before searched for and researched property last January.
2015 for GSC Grays was no exception, with high demand and strong sales right through Christmas and into the New Year.
It appears that over the past few years, between Christmas and New Year, many potential buyers develop a new year, new home mentality. With this in mind, now is the perfect time to consider getting your home on the market. Generally, this is the time of year when fewer properties are coming on to the market and many other sellers are going to be of this view, therefore, we advise you to get your property on market now and find your buyer when buyer demand is high and there are fewer competing properties on the market.
Our viewing and new applicant databases did not significantly reduce in the final few months of 2015 but those prospective buyers are hungry for new stock. In January, only the serious buyers are venturing out and therefore whilst the quantity of viewings may be down, the quality will be high.
The message is straightforward: if you are contemplating a move in 2016 now is the time to get started and take advantage of the early-bird market.
