Buoyant start to the New Year for Boroughbridge property market

As we begin 2023 the residential market around Boroughbridge has got off to an excellent start. There is certainly a feeling of renewed confidence not seen since the summer last year and since the steadying hand of Rishi Sunak has calmed the storm created by Liz Truss’ short-lived tenure.

Requests for market appraisals are up on this time last year following the Christmas break and there is a noticeable enthusiasm from potential sellers for the year to come.

Whilst there are signs of a downward price correction in the market, the doom and gloom pedalled in the mainstream media has not yet impacted our North Yorkshire market and warnings of a property crash appear a way off yet.  The most able agents and property professionals are well placed to assist buyers and sellers by managing expectations and maintaining a buoyant market.

The success of selling any property still comes down to the 3Ps – price, position, and presentation.

New instructions in the traditionally popular villages are still generating a lot of interest despite the miserable weather, exemplified by the recent launch of a pretty farmhouse in Nun Monkton which has generated multiple viewing appointments and pre-emptive bids. Interest is such that we will likely be setting a closing date for best and final offers shortly.

Marketing and presentation are proving impactful in helping to set a property apart, and constantly refreshing images and highlighting different features is the key to achieving standout. Having adjusted the marketing and photography of our existing stock to take advantage of the traditional Boxing Day property search, the change of presentation resulted in a significant increase in enquiries, and has in part helped generate multiple viewing and offers.
