Newham Hall brings a rare piece of Teesside history to the market

One of Teesside’s finest and most historic houses, Newham Hall, an imposing Grade II Listed former country house set within approximately six acres, has come to the market with a guide price of £1.25 million to £1.5 million. The property also includes a three-bedroom second floor flat and Lodge House.

Newham Hall was built in 1880 for Iron Master John Mills, co-founder of Gjers Mills (Ayresome Ironworks), on the site of an earlier manor house. Designed in the Jacobethan style and attributed to architect G.G. Hoskins, it served as both an impressive family home and the centre of Mills’ business affairs. It remained in the Mills family until 1952, when the Hall, coach house and stables were purchased by local businesses Ridsdale & Co Ltd and Bureau of Analysed Samples Ltd. More recently used as offices and laboratories, it now offers immense potential to be restored as a stunning private residence or adapted for a variety of alternative uses, subject to the necessary planning and statutory consents.

Graham Wood, Property Agent, GSC Grays said: “Newham Hall is one of the last of the original Iron Masters houses to remain intact and undeveloped, offering new owners a blank canvas full of potential.

“Tremendous care has been taken to preserve the unique features within the Hall and grounds and this was recognised when Newham Hall was included in the updated edition of Nikolaus Pevsner’s Guide to the Buildings of England -North Riding of Yorkshire.”

The Hall extends over four storeys and includes a three-bedroom flat within the second-floor accommodation. It showcases a number of striking architectural and period features, including a grand balustraded staircase, timber-panelled walls and leaf-moulded cornice work, while the library, former drawing room and dining room/morning room enjoy views over the grounds and adjacent parkland.

The stone and slate two-bedroom Lodge House at the entrance to Newham Hall also dates from 1880 and is Grade II Listed, together with the gate, gate piers and walls. A particular architectural feature is the chamfered mullion canted bay window with a ribbed cyma-reversa swept lead roof. The Lodge requires modernisation and improvement.

Adjacent to the Hall is an extensive range of single storey brick and slate workshops/ outbuildings with loft storage, together with a former brick and slate stable block. Additional features include a car port, timber storage shed and vehicle parking.

The property enjoys views towards the Cleveland Hills and Roseberry Topping and features a ha-ha, pond and orchard, together with an external retaining stone wall with a balustraded parapet. There is ample tarmac parking, along with an adjoining post and rail grass paddock.

Situated approximately 3.5 miles north of the market town of Stokesley and 7 miles from Middlesbrough town centre, Newham Hall enjoys a secluded yet highly accessible location, with excellent links to the commercial centres of the North East, as well as York and Leeds, both within commuting distance. East Coast Main Line rail services are available from Northallerton (18 miles) and Darlington (19 miles) stations, providing regular direct connections to London and Edinburgh, while Teesside International Airport is approximately 16 miles away.

Newham Hall is being jointly marketed by agents GSC Grays and Robin Jessop with a guide price of £1.25 million – £1.5 million. Tel: 01748 829217.
