Should I Stay or Should I Go?

Whether you are thinking of buying or selling, here are some things for you to consider if the time is right for you.

  • Motivation

Why are you thinking of moving? There are many reasons for a move. Bereavement, divorce and debt the three most often sited factors for selling. But, there are many more; upsizing, downsizing, job relocation, climbing the property ladder, a lifestyle move to the country or to the city? Whatever your motivation, the critical and most important point is you reaching the right decision for you and a plan of action can follow.

  • Decision point and timing

Sometimes, there are very definitive time frames, such as the job starting in a new place on a specified date so there is little choice but to get on with it. For others, it may be a that there are a few jobs around the house and some decoration to be done, or perhaps waiting for the garden to burst into life so that it is looking at its very best when people come to view. It can be much harder to reach a decision point if the move is desired rather than necessary – so it is important to find a plan of action.

  • Arrange a market appraisal

Speak with a good, local and knowledgeable agent who will be able to tell you about the impact that things like Brexit are having in your locality and inform you about the market conditions they are experiencing. Some locations are far more sensitive to this than others. For example, we are finding in the Yorkshire Dales there is still plenty of activity from buyers who are predominately moving into the area from farther afield. But seek expert advice to help you in arriving at the correct decision for you and your family.

  • If you go….

If your decision is to move, have a time frame in mind when you would like to have the house on the market and work with your agent to fulfil those goals by getting ahead of the game. We are heading rapidly towards a traditionally strong time to sell from Easter onwards and we would expect to see more properties coming to the market. However, there is no need to wait, your buyer could be out there already just waiting for your house to hit the market.
