Should I accept an offer on my house now or should I wait until I find a house that I would like to purchase?
Sellers that receive a good offer on their property can often contemplate acceptance because they have not yet found their onward purchase and worry that they may become homeless. After working with GSC Grays for almost 10 years, I have not seen this happen yet!
Remember that new properties come to the market every day. The fact that you have a buyer in place on your property positions you ahead of many other buyers and you are classed as a ‘hot buyer’ to estate agents. This means you will often be informed of a suitable new instruction ahead of the property hitting the online portals. You are also in a much stronger negotiating position when you do find a property you like, meaning you are preferred to other buyers who are in a weaker position. It is also likely you will find that once you are psychologically committed to the sale of your home, you will have a clearer focus on which properties suit your future requirements. It is easy to dismiss a property when you cannot proceed compared to when you can.
My advice is therefore to secure a buyer for your property before trying to find your onward purchase. There is nothing more frustrating than finding your dream home but loosing it to a proceedable buyer whilst you await interest in your property.
