A significant block of prime arable land, which attracted a wide range of potential buyers, has highlighted the strength of the North Yorkshire market, with bids ranging from £12,500 to £16,500 per acre.
The land at Brooms Farm, situated between Ripon and Thirsk, had a guide price of £7.2 million (£12,000 per acre) for a 598-acre block of predominantly Grade 2 arable land, together with modern grain storage and drying facilities with capacity for up to 4,000 tonnes of mixed crops. The holding was offered in six lots, ranging from 50 to 100 acres, with the grain store included in the largest lot.
The level of interest exceeded expectations, attracting 18 separate and combined offers during the four week marketing campaign, with the final sale figure remaining confidential.
John Coleman, Head of Farm Agency at GSC Grays, said: “We were very conscious that this sale would be a bellwether for the arable land market in North Yorkshire and we packaged it to appeal to both local and wider regional buyers.
“Smaller blocks of arable land have continued to perform well, with much of the demand coming from neighbouring farmers looking to strengthen and expand their existing holdings.
“Whilst arable and potato farmers underpinned the bidding, poultry and pig producers showed strongly alongside development speculators thanks to its proximity to the A1(M). Funds from rollover were a significant factor, but the strongest bids came from investors who recognised the long-term value in the very best quality land in such an accessible location.”
The strength and variety of bidders was notable as the sale did not include a farmhouse, with interest focused on commercial arable land together with a significant and versatile building.
John Coleman added: “The sale confirms our belief that good arable and specialist farmers are prepared to bid strongly for the very best assets with the expectation that improving productivity is possible through good farming methods.
“It also showed that well run farming businesses still have the confidence to expand despite the headlines of higher costs and fiscal drag. Long term investment in the finite resource of land remains attractive.”
The land at Brooms Farm comprises 581.05 acres of arable land, 2.29 acres of grassland and 14.13 acres of woodland. Launched to the market in late April 2026 through GSC Grays Farm Agency, it was offered for sale as a whole or in up to six lots, with a guide price of £7.2 million.
